Tsawwassen is a coastal suburban neighborhood located in the southwestern part of Delta, British Columbia, Canada. The name “Tsawwassen” is derived from the Halkomelem language, which was spoken by the indigenous people who inhabited the area before European settlement.

Geographic Location

The neighborhood borders the city of Richmond to the west and northwest, Delta’s Ladner sector to the east, and Boundary Bay to the south. Tsawwassen is approximately 21 kilometers (13 miles) southeast of Vancouver’s downtown area.

Topography and Climate

The terrain in Tsawwassen features rolling hills, wetlands, and a mix of sandy beaches and rocky shores along its coastline. The neighborhood includes several small islands, such as Point Roberts, which are connected to the mainland via bridges or causeways. The region experiences a Mediterranean climate, characterized by mild winters and warm summers.

Demographics

According to the 2021 census, Tsawwassen has a population of approximately 19,000 residents living in around 6,900 private dwellings. The median age is relatively high compared to other neighborhoods within Metro Vancouver, at about 42 years old. Household incomes range from $40,000 to over $100,000 per year, while the average dwelling value exceeds $700,000.

History and Development

Prior to European settlement, Tsawwassen was home to the Kwantlen people, an indigenous group that made their living through fishing, hunting, and gathering. The area began attracting settlers in the late 19th century, mainly farmers who used the land for agriculture. Post-World War II urbanization led to significant residential development, including many of Tsawwassen’s iconic apartment buildings.
